Editorial standards and corrections

RunMyFlip publishes real estate calculators and educational guides to help readers compare investment scenarios. Estimates depend on assumptions and need independent verification.

Sources and useful examples

Market statistics, legal requirements, and lender terms need a relevant, dated source. Prefer the original regulator, lender document, public dataset, or written contractor quote. A link in further reading does not verify every claim in a guide. Some older guides still need a source review; do not treat an unsourced number as a verified market benchmark.

Hypothetical deals should be labeled illustrative, show their inputs and calculations, and explain what the example leaves out. They are not reported transactions or promised returns.

AI assistance and attribution

Our writing workflow can use AI to develop outlines and drafts. AI output can contain errors. Automated checks help detect incomplete or repetitive material, but cannot establish factual accuracy. We show author and reviewer names only when recorded for that article. An absent reviewer name means we are not claiming a named professional reviewed it.

Calculator methodology

Tools calculate results from the assumptions you enter. The 70% rule is an offer-screening heuristic, not an appraisal. DSCR depends on how a lender defines qualifying income and debt service. Rehab allowances are planning inputs, not contractor bids. Compare a base case with lower resale value, higher costs, and a longer hold; obtain local quotes and written lending terms before relying on the result.

Corrections

Report a concern through our contact page. Include the page URL, the disputed statement, and a supporting source or calculation. Substantive corrections should explain what changed; a design or cover update does not mean the article's facts were reverified.

Commercial relationships

Advertising and any affiliate relationships should be disclosed where relevant. They do not change calculator formulas. Content is educational and does not replace legal, tax, appraisal, or investment advice.
